First of all, you won't get it done until fall. I can almost guarantee you. Second of all, it's probably not going to make that much of a difference when it comes to your bottom line. Now, we can chat through that. If you're planning on staying in your house for another couple of years and it's something you want to do already, then that's one thing.
If it's hard to get an appointment set and people can't bring their buyers in, agents can't bring their buyers in to actually preview your home. It's going to be difficult to sell.
If your agent is not using the top of the line platforms that are available on the Internet and digital resources that are available, your home is being missed out for sure. You are putting less money in your pocket. At the end of the day, 98% of buyers start online. 98%!! So we're doing things like targeted marketing on social media, making sure that the message of your listing gets in front of people who can actually afford your home or who are actually interested in the area.
Let's showcase your home's best features. If you have a pool in northeast Arkansas, you're sitting on a gold mine right now.
So let's make sure we highlight your pool and the lifestyle that you can have having your own pool Oasis in the backyard or maybe you have a brand new kitchen or a master bathroom. That is awesome. We want to make sure that we highlight those things first in your listing and not have them as some secondary afterthought.
Also do the research before you try to go out alone. I'm not going to lie, there is real estate - plenty of real estate that is sold without a real estate agent.
So keep that in mind when you're comparing those things. Make sure you know your market and make sure you make the decision that's best for your bottom line, not just for the top line. So keep those in mind.
Don't wait until spring to sell. Yes, we're sitting in spring so this is a great time but if the time isn't right just now, it's okay. We can talk through that.
People are buying homes 365 days out of the year, So there's nothing magical about the spring real estate market. It is a busier season, but it's not the only season.
And then finally, the biggest mistake that I've seen people make is in their pricing. Yes, we're being told nonstop about how strong of a seller's market it is and it is true, but we're still in a market where a buyer and a seller have to agree to a price. And so if you priced yourself so far beyond what the market is telling your home is worth, then it's probably going to sit for a while and that can hurt you down the road even if you decide to lower your sales price.
