In this market, everyone just kind of assumes that houses are flying off the market without any work. I've actually heard of real estate agents telling people not to waste their time doing certain things to prep their home for a sale. While, yeah, we are in an unprecedented strong seller's market. To me, it makes the most sense if you have the time and the desire to put a little bit of effort into getting your house listed. Obviously, we as your real estate agents, we bend over backwards to make sure that the house is presented well, photographed, well marketed well. All the metrics and algorithms that the Internet has at its disposal are working towards that goal. But there are some things as a homeowner that you can do to help make sure that your home does sell fast and for top dollar in this seller's market.

 

 

First of all, price. The main thing that's going to make a difference in whether or not your home sells fast is making sure that you have the right price. So I know it's tempting right now to hear all the news stories and price your home for some crazy astronomical number, but we have to make sure that it's backed up by data. What are your neighbors' homes selling for? What is your area selling for? What else is going on in the economy that could be having an effect? So all of these play a role into what kind of options we have for selling your home quickly. And price is the starting point. It's the first thing that people fill out when they start looking for a home online.

 

The next thing is make sure that you allow showings. So, yes, we can market the home as much as we possibly can to get the message out there online. But if we've done that well, it's going to push people to want in the home to actually view it, see what it actually feels like. It's your home and no one is going to come in if you are not letting them. So make sure your home is allowed to show.

 

And the last thing is that first impression. Make sure that the home has a great first impression. I have a few tips on this that's really a whole other video. Look for that. But one thing that is going to make a difference is, is the house clean? How does it smell? How does it present itself when people are at your front door all the way into the first time, they open that door and get that first impression.
